Buying property in Croatia is a process; sometimes clients enquire about a property, come within a few weeks, see it, like it and buy it. Sometimes they are in Croatia already. But more often than not, the process starts from their home or office, with an enquiry. This is immediately followed by contact from one of our agents and through email exchange and on the phone we establish a list of relevant properties with one of our agents. Over the following few weeks, we make a selection of properties that are suitable and after approval with you a trip to Croatia is booked to view properties with us.
For those clients who are not already in Croatia, we try to do as much upfront work with them prior to their viewing in order to maximize their time here. This helps to make sure we have clear direction and are focused on those properties that are deemed relevant. However, there is only so much we can do via email and phone, the sooner clients come to Croatia the better. It is the only way to see what is available, understand the locations and a get a feel for the market, what is available and how much it will cost.
When clients first enquire about a property we supply information on that property but we will always ask for the following to help us understand what it is they are looking for.
- what it is you are looking to buy,
- what your approximate budget is,
- what type of property you are interested in purchasing,
- are you prepared to build or renovate,
- at what stage of the process are you in and when are you looking to buy
- when can you come to Croatia to view property with us.
Moreover, it is always better if one of our agents can speak to a client at a time that is convenient for them. This is not so that we start to hassle you, it is to understand whether we can help, do we have the sort of property you are looking for, how realistic are your expectations regarding the type of property you want, the location you are looking for and the budget you have. If we cannot help we will tell you.
Once we understand your search criteria, whoever ever agent you are working with will start by producing a ‘property list’. This is a list of properties we have on and off-line that have the most relevance based on the information you have given us. It is important to understand that due to the low levels of supply of property currently on the property market in Croatia, we often have to include properties which, at first glance, might not be exactly what you are looking for but we believe could still be relevant.
Obviously different people are at different stages of the buying process, some have been looking for a while, some already know the Croatia coastline very well, others less so and some have never been to Croatia. Depending on the stage of the process a buyer is at we provide information and understanding according to what is needed to help clients to buy or get closer to the point of buying or deciding that in fact Croatia doesn’t have what they are looking for. Having said that, 90% of people buying property in Croatia, want to buy in Croatia and it is more a matter of the stage at which they are at.
